We present a new project that consists of an investment in profitable luxury homes. These homes exceed the minimum investment to obtain the Golden Visa and for this, they must be acquired before requesting it. The manager has already tested the commercial potential and its rehabilitation is carried out by one of the top-tier companies in Spain. Each investor must acquire the home, it can be reserved with a down payment and the rest by public deed once the home is finished, and which will be approximately 6 months from the start of the works. Some of them have already begun construction.
The housing renovation is located in the capital, in one of the best areas of the city (Atocha, Salamanca, Chamberí…).

The investment is structured as a purchase and sale and does not have a pre-approved loan
The rehabilitation consists of several multi-family homes with 2-3 bedrooms with an elevator.
Estructure
This operation will be structured via investment. Domain Investors invest in the project at the same time that they are helped to process a fixed or variable rate loan.
WHY INVEST?
There are several reasons to invest in this project:
The project has already confirmed its commercial viability, with many interested in real estate.
The project is promoted by a top-level company, an entity with more than 20 years of experience in the real estate sector in the area and with whom we have already worked with previously.

WHEN WILL I GET BACK THE MONEY INVESTED?
The agreed deadline for the completion of the project is 6 months, although it may end earlier. It must be taken into account that the deadlines depend on the management with the administration and third parties that can cause the deadlines to be extended, so we have been cautious about it.
Risks
All investments carry risk. We detail the clearest risks that we have identified for this project:
Risk of not reaching the expected sales rates and consequently the delay in deadlines.
Risk of not achieving the sales prices expected in the investment business plan.
Diversion of the fixed costs associated with the investment, unforeseen in the rehabilitation of the houses if you want to sell them.
